7 Places to look for potential leaks on a Metal Roof:
1. Screws – over 10 years or more, the neoprene washer that seals between the screw head and metal will dry out and shrink, causing a leak
2. Look for old repairs – People will make repairs with inexpensive materials from Home Depot or Lowes. Usually, that would degrade fast and start leaking again
3. Check the seams – Many repairs are done with Elasto-Mastic that won’t last. Other materials like Tar from Home Depot also will dry and crack, making the leak worse
4. Look at the flashing around vent pipes and chimney stacks. Those areas are almost the 1st to cause leaks
5. Rust around screw heads – That is a sign that the screw is causing a leak
6. Overlapping seams from patches made with new metal panels – The seams are usually covered with some acrylic material and do not last
7. Creases on the metal risers. When people walk on a roof, sometimes they are careless and would step on the risers, causing a crease. Those creases eventually will crack and cause leaks
