What causes EPDM rubber, TPO, and Torch Down to fail. All flat roofs are not protected against ultraviolet rays. This cuts the life expectancy to a max of 15 years for any roof type. A Modified Bitumen Torch Down Rubber membrane either comes with protection or not. The silver coating needs to be painted on non protected rubber roofs.
EPDM Rubber and TPO membranes do not come with UV protection. By adding a coating to any good roof, will extend the life expectancy more than double.
